A lot of properties around Hobbs sit at the end of gravel or caliche. Some of those drives were put in deliberately, some of them are just what was there when the house went up, and most of them have been living on the same routine ever since: haul in a load of material every few years, blade it flat, and put up with the dust in between. It works, in the sense that vehicles get to the house. But there is usually a point where the owner stops thinking about the next load of gravel and starts asking what it would take to pave the thing and be done with it. This is a walk through that decision as we see it from the truck — what a gravel drive is actually costing you in upkeep, whether the material already on the ground can stay, what the site itself has to say about it, and how to tell whether asphalt, chip seal or another few years of gravel is the honest answer for your property.

What a gravel drive is really costing you

The case for gravel is that it is simple and forgiving. Nothing cracks, nothing needs sealing, and when it gets rough you bring in a blade and it is smooth again. That is genuinely appealing, and for some properties it stays the right answer for a long time.

The case against it is that gravel is not a surface, it is an ongoing arrangement. Loose aggregate migrates. Every vehicle that accelerates, brakes or turns pushes material out of the wheel paths and into the middle and the edges, which is why gravel drives develop that raised strip down the center and a berm along each side. Once those berms build up they trap water on the drive instead of letting it run off, and then you have a wet, soft surface that ruts even faster.

Washboarding is the other constant. Those regular ripples across the surface are not random; they form where vehicles repeatedly accelerate or slow, and once started they get worse on their own because every tire that hits them bounces and lands a little harder. They are also why so many gravel drives around Lea County need blading on a schedule rather than as needed.

Then there is the dust, which in our part of the world is not a minor complaint. A caliche drive in a dry, windy stretch of summer puts fine dust on the vehicles, in the house, on the porch furniture and through any window left open. Owners who convert to a paved surface almost always mention the dust first when we ask afterward what they noticed most.

None of this makes gravel wrong. It makes it a running commitment of material, equipment time and attention. Paving swaps that for a different commitment — a surface that needs crack attention and sealcoating on a cycle — and for most people the second one is easier to live with because it happens on a schedule rather than whenever the drive gets bad enough to notice.

Can we pave over what is already there?

This is the first question everybody asks, and it is a good one, because the material already on the ground represents years of settling under real traffic. Sometimes that is an asset worth keeping.

What we are looking for is whether the existing gravel or caliche can serve as the aggregate base under the new asphalt. To do that it has to be reasonably clean, reasonably well graded and reasonably deep. Clean matters most. Around Hobbs, the wind delivers sand and fine dirt onto every exposed surface year after year, and on an older drive the top few inches are often more dirt than stone. Aggregate works because angular particles interlock into something that behaves almost like a slab, and fines packed into those spaces prevent the interlock from happening. Dirty material may look like a base and will not act like one.

Depth is the second question. Many gravel drives are surprisingly thin — a scatter of material over native soil that was never built up as a structure at all. Others, especially older ranch drives that have been topped up over decades, have real depth to them. You cannot tell which you have by looking, so we dig a test hole or two and find out.

Shape is the third. A drive that has been bladed for years usually carries a crown or a low spine down the middle that is nowhere near the profile a paved surface needs. A paver lays a mat of even thickness over whatever it drives across, so the shape has to be corrected before paving, not during it.

Where the existing material passes, we scarify and reshape it, add and blend graded aggregate as needed, and compact the whole thing in lifts before paving. What the site tells us before we quote anything

A driveway is a drainage structure that happens to have cars on it, and on a conversion job the drainage is usually the part that has been quietly ignored for years. Gravel forgives standing water in a way asphalt does not. Water sits on a gravel drive, soaks in, and the drive gets soft and recovers. Water that sits on asphalt works its way down through the surface, saturates the base, and the pavement fails right there under traffic. So a low spot you have tolerated on gravel becomes something we have to design out before we pave.

We walk the full length looking at where water goes now and where it needs to go instead. Around Hobbs the annual rainfall total is low enough that people underrate this, but our moisture arrives in short, heavy monsoon bursts, and what matters is what the surface does during the worst half hour of the year rather than the average week. Positive slope has to be built in deliberately, and any place where runoff from a roof, a slope or a neighboring property crosses the drive needs a plan.

Length and geometry matter too. A long approach may need a culvert or a crossing detail where it meets a bar ditch or the county road, and the transition at the street or highway edge has to be built so vehicles are not dropping off a lip every time they turn in. Where the drive meets a garage apron or a slab, the elevations are fixed and the new surface has to be shaped to meet them cleanly.

Then there is what drives on it. A residential drive that sees two vehicles is a different structure from a drive that takes a work truck, a fifth wheel, a stock trailer or a delivery vehicle that backs and turns in the same spot every week. Turning movements are hard on asphalt because the tire twists against the surface instead of rolling over it, and in Permian Basin summer heat the surface is at its most vulnerable to exactly that. So we build heavier where the heavy stuff happens rather than pretending the whole drive sees the same load. Asphalt, chip seal, or leave it gravel

Not every gravel drive should become asphalt, and we would rather say so on the first visit than build something that does not fit the property.

Hot mix asphalt is the right answer for most drives in and around town. It gives you a sealed, smooth, uniform surface, it handles turning and parked vehicles well, it can be sealcoated on a cycle to keep the binder from drying out in our sun, and it is easy to keep clean. If the drive is a normal residential length and you want it to look finished, this is what you want.

Chip seal earns its place on long rural drives. When you are surfacing several hundred feet that mostly sees straight-line travel from a few vehicles, chip seal covers ground efficiently, stops the dust and holds up well. The tradeoffs are real though: the texture is coarse, it throws loose stone for a while after placement, and it does not take sealcoating or striping. And sometimes the answer is to keep the gravel for now. If the drive is going to be torn up by construction next year, if a building project will change where vehicles travel, or if the budget is better spent on drainage work that has to happen before any paving anyway, then paving now is premature. Drainage first, surface second, in that order, every time.

Living with a paved drive afterward

Converting does not eliminate maintenance, it changes what maintenance means, and it is worth knowing what you are signing up for.

New asphalt needs a curing period before it is treated like a finished surface. In Hobbs summer heat the surface stays soft longer than people expect, so for the first stretch we ask owners to keep trailer jacks and stands off it without a pad under them, avoid parking in the same spot every day, and turn the wheels while rolling rather than twisting them against a stationary surface. Sharp turns on hot new asphalt leave marks that do not come out.

After that the rhythm is simple. Keep an eye on cracks and address them early, because a crack that is filled is a closed door and a crack that is ignored is an open pipe straight to the base. Sealcoating on a sensible cycle replaces the surface binder that our sun oxidizes out, which is the single biggest thing that determines whether a drive out here looks tired at year eight or year fifteen. Watch the edges, since an unsupported asphalt edge over sandy soil will crack back from the perimeter if runoff is allowed to concentrate along it. And keep the drainage doing what it was built to do, which mostly means not letting dirt, gravel or landscaping build up along the sides and dam the water on the surface.

Can you just pave right over my existing gravel driveway in Hobbs, NM?
Sometimes, and that is a real answer rather than a hedge. A gravel or caliche drive that has been in place for years and driven on daily is often compacted better than anything we could build in a week, and where that is true we shape it, correct the profile, top it up with graded material and pave over it. But the existing surface has to earn that. The two things that disqualify it are contamination and shape. Most gravel drives around Hobbs have taken on windblown sand and dirt over the years until the top few inches are no longer clean aggregate, and dirty material does not lock together or carry load the way base material has to. The other issue is profile. A gravel drive that has been bladed repeatedly usually has a crown or a dish worn into it that is nowhere near the shape a paved drive needs to shed water. It depends on length, traffic and how you want it to look. For a normal residential drive in town, hot mix asphalt is almost always the right call. It gives you a smooth, sealed, uniform surface you can sealcoat and stripe, it handles turning vehicles well, and it cleans up easily. On a long drive out toward Monument, Tatum or the county roads, where you are surfacing a lot of length that mostly sees straight-line travel from a few vehicles, chip seal becomes a serious option. It kills the dust, it holds up well under light traffic, and it covers distance economically. The tradeoffs are that chip seal has a coarse texture, it sheds loose stone for a while after placement, and it does not take striping or sealcoating the way asphalt does. Tight turns and heavy trucks favor asphalt.
